TAX DEED INFORMATION

 

TAX DEED SALES are scheduled on Tuesdays at 11:00 a.m. as soon as possible after being sent to the Clerk's office by the Tax Collector.  The ads run for (4) four consecutive weeks before the sale and are advertised in the Wednesday edition of the Osceola Sentinel.

This is a Public Auction held at the top of the front steps of the New Courthouse Building located at 2 Courthouse Square.  We request that all bids be made in increments of at least $25.00 If the successful bidder fails, for any reason, to honor his/her bid, the Clerk may refuse to accept all future bids from said person.  The opening bid is the amount of taxes owed plus interest and fees.  The successful bidder must pay the full bid plus recording fees and Documentary Stamps before 11:00 a.m. the following day.   Per Florida Statute 197.502, the high bidder shall post with the Clerk a non-refundable cash deposit of $200 at the time of the sale, to be applied to the sale price at the time of full payment.  Payment must be made payable in cash, cashier's check or money order to Larry Whaley, Clerk of Court.   A Tax Deed is issued to the successful bidder as soon as paperwork is completed.

You may obtain a public notice of each sale from the information desk in the Recording Department,  located on the second floor of the new courthouse building, 2 Courthouse Square, or click here to obtain notice of sales on-line.  This gives you the file number, the titleholder, the person's name who is applying for the Tax Deed, the legal description of the property and the amount of the base bid.  The base bid may change by the amount of current delinquent taxes, depending on the time of year the sale is scheduled.  All bidders are responsible for doing their own research.  There are research computers located in the Abstract Department in Recording. 

The purchase of a Tax Deed does not warrant or guarantee clear and marketable title.  Neither the Clerk of Circuit Court or the Tax Collector warrants or guarantees clear and marketable title.  Before placing your bid, be very sure you know what you are buying.
